Do I need home inspection reports?
In Florida, for insurance purposes you may need up to two inspections.
A 4-point inspection generally is required if your home is 30 years and older. It will tell us when your electrical, plumbing, heating, & roof were last replaced.
A wind mitigation inspection is used to get you credits and discounts on the hurricane coverage premium. You can save $1,000’s from this inspection.
Both inspections together can cost around $159. Separately, they can run between $75-100 each. This varies dependent on your location in Florida.
Am I required to have home insurance?
If you have a mortgage on your home, yes! The Lender wants to protect their investment in your property. If you do not have a mortgage, then it is up to you. But why be penny-wise and pound foolish! An option that you may use is to change the policy from a homeowners to a Landlord or DP-3 type of policy. Sometimes that can save you money.
Does AM Best rate many insurance companies in Florida?
There are not many AM Best rated companies in Florida. Most are rated by Demotech. If the company is a Admitted Carrier, they are backed by the Florida CAT Fund. Meaning, if they go under you are still covered.
I pay through my mortgage escrow, how hard is it to change insurance companies?
It us a very simple process. Once the new policy is approved and bound, the new policy docs can be faxed or emailed to the Mortgagee. To cancel with the prior carrier, you may need to call them directly and possibly send them a copy of the new insurance declarations page.
